Corpus Christi

Bay Area

The Bay Area—spanning Ocean Drive, Alameda, Lamar Park and Pope Place—is one of Corpus Christi's classic residential corridors, known for tree-canopied streets, mid-century architecture and proximity to the hospital district, Del Mar College and Corpus Christi Bay.

Homes in Bay Area

Most neighborhoods in the Bay Area were built from the 1930s through the 1960s, giving the streets an established look with mature live oaks and wide setbacks. Housing ranges from mid-century modern ranches and traditional single-story brick homes on 0.20-acre interior lots to larger two-story residences and half-acre to 1.5-acre bayfront properties along the Ocean Drive bluff overlooking Corpus Christi Bay.

Before you make an offer

Many Bay Area homes were built before 1970, so ask whether the under-slab cast-iron sewer drain lines have been scoped with a camera and check whether older electrical panels or wiring have been updated. Ask about foundation history in the local clay soil, and request windstorm certificates on roofs, windows and additions. On Ocean Drive bayfront properties or condominiums, have shoreline retaining structures inspected and review HOA reserve funds, windstorm deductibles and rental rules.

Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.

A question Marci hears

Can homeowners along Ocean Drive build private piers out into Corpus Christi Bay?

Most of the bay shoreline along Ocean Drive borders city parkland or public submerged land, so private piers are limited to select properties with existing permits. Check the survey and city or state coastal leases for any specific bayfront parcel.

Good to know

Ocean Drive carries a dedicated pedestrian and bike path along the bayfront connecting neighborhood parks like Ropes Park and Cole Park straight into the downtown seawall and marina.
