The areas
Southside
Southside is Corpus Christi's main residential and retail grid: brick subdivisions and cul-de-sacs close to grocery stores, shopping centers and the park trails along Oso Creek.
Single-story brick ranches from the 1970s–1990s in the older sections, and newer two-story brick and stone homes south of Saratoga Boulevard. Lots average 0.16 to 0.25 acres.
Flour Bluff
Flour Bluff sits between Oso Bay and the Laguna Madre at the gates of the naval air station, with laid-back coastal streets, canal homes and the North Padre Island beaches about ten minutes away.
Brick ranches, mid-century bungalows, coastal stilt homes and canal-front houses with boat docks, mostly from the 1960s–1980s with newer subdivisions since the 2000s. Lots run from 0.18 acres to an acre or more on the bluff.
North Padre Island
North Padre Island is canal-front living: docks in the backyard, golf carts on the shoulder, and the Gulf surf just over the dunes at Whitecap Beach, Padre Balli Park and Bob Hall Pier.
Elevated coastal homes on pilings, canal-front masonry and stucco houses with boat slips, single-story coastal ranches, and condominiums and townhomes. Most were built from the 1970s on; lots average 0.15 to 0.22 acres.
Bay Area
The Bay Area (Ocean Drive, Alameda, Lamar Park, Pope Place) is established, tree-canopied streets a few blocks from the hospital district, the Ocean Drive seawall and Corpus Christi Bay.
Mid-century ranches, single-story brick homes and traditional two-story houses from the 1930s–1960s, with larger bayfront properties along Ocean Drive. Interior lots are around 0.20 acres.
London
London is a newer area on the southern edge of the city along FM 43, built on former farmland about ten minutes from Southside shopping.
Custom homes and barndominiums built mostly since 2010, on quarter- to half-acre subdivision lots or tracts of one to ten acres and more.

Before you make an offer
Ask about foundation movement, since much of the city sits on expansive clay. On homes built before about 1975, ask whether the cast-iron sewer lines have been scoped. Check the flood zone and whether an elevation certificate exists. Ask for windstorm certificates on the roof, windows and any additions. On canal and bayfront homes, have the dock, boat lift and shoreline structures inspected. In newer areas such as the far Southside and London, ask which taxing districts and utilities serve the lot.
Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.
A question Marci hears
Does Corpus Christi feel like a big city or a coastal town?
More like an unhurried coastal hub. Most cross-town drives are under half an hour, and daily life centers on the water, outdoor recreation, and the port, industrial and healthcare employers.

Good to know
Conditions change across the city. Inland neighborhoods sit on heavy clay that calls for foundation care; island and bayfront neighborhoods add salt air, marine structures and windstorm certification to the checklist.
