Homes in Southside
The north-central part of Southside was built mostly in the 1970s through the 1990s, and its single-story brick homes are the area's signature. South of Saratoga Boulevard, toward Oso Bay and London, construction runs from the 2000s to today, with two-story brick and stone homes in planned subdivisions. Lots average 0.16 to 0.25 acres. Water frontage is limited to creek and preserve greenbelts and a few parcels on the upper reaches of Oso Bay.

Before you make an offer
Southside is nearly flat, so ask how the street and lot drain in a heavy rain and whether the home sits near a drainage ditch or retention channel. Ask about the foundation's history; the local clay soil swells and shrinks with the weather. In newer subdivisions, read the HOA rules on fencing, outbuildings and street parking before you commit. On the newer southern edge, ask which taxing districts and utilities serve the lot, since they vary from one development to the next.
Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.
A question Marci hears
Why are there so many drainage swales and retention ponds on the Southside?
The coastal plain here has very little natural slope, so detention ponds and drainage ditches are built into the neighborhoods to carry stormwater toward Oso Creek and Oso Bay.

Good to know
Southside is also the city's main shopping and dining corridor, centered on South Padre Island Drive (SPID), Saratoga Boulevard and Staples Street.
