Before you make an offer
Check the flood zone (many coastal and canal parcels sit in FEMA AE or VE zones) and ask for an existing elevation certificate. On canal properties, have a marine contractor inspect the dock, boat lift, pilings, tie-backs and shoreline retaining structures, and check water depth at low tide. Ask for windstorm certificates on the roof, windows, cargo lifts and any structural work.
Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.
