The areas
Portland
Portland is suburban subdivisions and larger yards on a bluff above Corpus Christi Bay, with Sunset Lake and Indian Point at the edge of town and downtown Corpus Christi a straight shot over the Harbor Bridge.
Ranch-style and brick homes from the 1970s–1990s in the established neighborhoods, with two-story and coastal Craftsman builds in newer sections since 2005. Lots typically run 0.18 to 0.28 acres.
Aransas Pass
Aransas Pass is a working harbor town of coastal cottages and canal subdivisions, shaped by Redfish Bay, Conn Brown Harbor and the ferry landing for Port Aransas.
Coastal cottages, elevated homes on pilings, mid-century frame and block bungalows, and canal-front homes with boat docks. Lots average 0.15 to 0.25 acres.
Rockport
Rockport and neighboring Fulton spread along Aransas and Copano bays, a mix of weathered coastal cottages and newer elevated homes in a town built around boats, piers and fishing.
Coastal cottages, multi-story elevated homes, older wood-frame houses, canal-front properties with boat slips, and condominiums. Lots range from 0.15 acres on the canals to an acre or more under the live oaks.

Before you make an offer
Ask for windstorm certificates on the roof, windows and any additions; San Patricio and Aransas are coastal windstorm counties. Check the flood zone and ask for an elevation certificate, especially near the bays and canals. On canal and waterfront homes, have the dock, boat lift and shoreline structures inspected, and ask about canal depth at low water. In Rockport, ask for permits and repair records on homes rebuilt after Hurricane Harvey. If you plan to rent the home out, check the city's short-term rental rules and any HOA rules first. Outside city limits, confirm whether the home is on sewer or septic.

A question Marci hears
Does living north of the bay make the commute to Corpus Christi hard?
It depends on the town. US-181 over the Harbor Bridge is the main route into downtown; from Portland that is typically 10 to 15 minutes, and from Rockport closer to 45.

Good to know
Winter and spring northers can push water out of the shallow bays and canals for days, dropping levels well below normal. Waterfront buyers should ask about canal depth at low water before counting on year-round boat access.
