Homes in Portland

Interior neighborhoods in Portland were built largely from the 1970s through the 1990s with single-story brick ranches and traditional split-level homes. Newer master-planned sections developed from 2005 to today feature two-story brick and stone houses and contemporary coastal Craftsman designs. Standard lots run 0.18 to 0.28 acres, with half-acre to one-acre-plus parcels on the northern edge of town and bluff-top homes overlooking Corpus Christi Bay and Sunset Lake.

Drive times

  • San Patricio industrial corridor (Gregory and Ingleside plants): 5–12 minutes
  • Downtown Corpus Christi and the Port of Corpus Christi: 10–15 minutes via US-181
  • Corpus Christi International Airport: 20–25 minutes
  • NAS Corpus Christi: 30–35 minutes
  • Gulf beaches at Port Aransas and North Padre Island: 35–45 minutes

Everyday places

  • Sunset Lake Park (hike-and-bike trail, kayak launch and birding boardwalks)
  • Indian Point Pier and Park on Corpus Christi Bay
  • Violet Andrews Park on the bay bluff (windsurfing and kiteboarding launch)
  • NorthShore Country Club golf course
  • Shopping and dining corridors along US-181 and Wildcat Drive

Before you make an offer

San Patricio County is a coastal windstorm county, so ask for windstorm certificates (WPI-8 or WPI-8-C) on the roof, window replacements and any structural additions. Many bluff neighborhoods sit in Flood Zone X while low-lying lots near Sunset Lake, Nueces Bay or drainage channels can fall into Flood Zone AE, so check the flood map and elevation records. Because Portland's black clay soil expands and contracts with moisture changes, ask about the foundation's history and review lot drainage.

Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.

A question Marci hears

Does living north of the bay add bridge delays to a daily Corpus Christi commute?

US-181 across the new Harbor Bridge is a direct highway crossing into downtown Corpus Christi and the port area, making the drive from Portland about 10 to 15 minutes outside of unusual traffic.

Good to know

Much of Portland sits on a natural coastal bluff elevated well above Corpus Christi Bay, while the Causeway trail along Sunset Lake sits right at water level for kayaking, fishing and birdwatching.
