Before you make an offer
Ask for permits and engineering records on homes rebuilt or repaired after Hurricane Harvey in 2017, along with windstorm certificates (WPI-8) for roofs, windows and structural work. Check the FEMA flood zone (AE or VE) and ask for an elevation certificate. On canal properties, have the dock, boat lift and shoreline structures inspected and check water depth at low tide. If you plan to rent the home out, check municipal and POA short-term rental rules first, and confirm whether unincorporated lots use city sewer or septic.
Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.
A question Marci hears
Can Rockport canal homes handle deeper-draft bay and offshore boats?
Canal depths vary by subdivision, dredging history and wind-driven tides, so buyers should verify mean low-water depth from the slip all the way to the intracoastal channel before making an offer.

Good to know
Strong winter and spring cold fronts ('northers') can push water out of Aransas and Copano bays for a day or two at a time, lowering canal levels well below normal tide.
