Before you make an offer

Lake Corpus Christi is a water-supply reservoir whose water levels rise and fall with rainfall and drought, so ask how changing lake levels affect shoreline access and dock depth. On waterfront parcels, confirm whether the property line reaches the water or requires a pier permit or easement through the water authority. Outside Mathis city limits, check private water well records and confirm the septic system type—rocky caliche and clay hillsides around the lake often use aerobic septic systems. Check whether the parcel sits in San Patricio, Jim Wells or Live Oak County, as windstorm insurance rules and county permits differ across the three counties.

Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.

A question Marci hears

Can you build or modify a private boat dock on Lake Corpus Christi?

Pier, dock and boathouse construction on the reservoir requires permitting through the water authority and must follow reservoir easement boundaries, so ask to see existing dock permits during the option period.

Good to know

Lake Corpus Christi's shoreline spans three counties—San Patricio, Jim Wells and Live Oak—Even though most lake addresses share a Mathis 78368 mailing address, property taxes, utilities and county rules depend on which side of the lake the home sits on.
