Before you make an offer

On rural tracts, ask about the water well (flow rate, pump condition, water quality) and the septic system's age and permit history. Walk the drainage: flat farmland can hold water after heavy rain. Ask about mineral rights, pipeline easements and surface-use agreements, especially in Jim Wells County. In town, look at foundation movement and the age of plumbing and wiring in older homes. Near NAS Kingsville, ask about flight-path noise zones. On Lake Corpus Christi, ask how changing lake levels affect the dock and what permits it carries.

Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.

A question Marci hears

Are properties outside city limits restricted by an HOA or city zoning?

Often not. Much of the county land around these towns is outside city zoning, which is why workshops, livestock and outbuildings are common. Deed restrictions and county septic and drainage rules still vary by parcel, so check the survey and title documents for the specific property.

Good to know

Windstorm insurance rules change by county. Nueces and Kleberg are coastal windstorm counties; Jim Wells (Alice) and Bee (Skidmore) are inland. Ask an insurance agent how that affects a specific address.
