Property Overview

About 312 Catalina

Four lots. Nearly 0.60 acres. SO many possibilities. Welcome to Copano Heights Unit 2, where Lots 64–67 give you approximately 0.5969 acres of level, mostly open land with an impressive 200' of frontage along Catalina Dr. Build one homesite with plenty of room to spread out, create your own little coastal setup, or keep the four lots separately platted for future possibilities. And here's the fun part—RVs, mobile homes AND modular homes are allowed per deed restrictions, giving you options when it comes to making this property your own. Electric is available, water service is in the area, and a septic system will be required. Bring your plans, your RV, your future home ideas—or all three. This wide-open canvas is ready for its next chapter! Buyer to independently verify utilities, water availability and connection requirements, septic feasibility and permitting, deed restrictions, setbacks, flood zone, and any lot division or development requirements with the City, County, and applicable service providers.

Before you make an offer

Ask for windstorm certificates on the roof, windows and any additions; San Patricio and Aransas are coastal windstorm counties. Check the flood zone and ask for an elevation certificate, especially near the bays and canals. On canal and waterfront homes, have the dock, boat lift and shoreline structures inspected, and ask about canal depth at low water. In Rockport, ask for permits and repair records on homes rebuilt after Hurricane Harvey. If you plan to rent the home out, check the city's short-term rental rules and any HOA rules first. Outside city limits, confirm whether the home is on sewer or septic.

Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.

Good to know

Winter and spring northers can push water out of the shallow bays and canals for days, dropping levels well below normal. Waterfront buyers should ask about canal depth at low water before counting on year-round boat access.
