North Padre Island

Homes in North Padre Island

The island's first canal subdivisions were platted in the late 1960s and 1970s, followed by steady building from the 1980s through today. You'll find multi-story coastal homes on pilings, modern masonry and stucco houses with private boat slips, single-story coastal ranches, and condominiums and townhomes near the beach. Residential lots average 0.15 to 0.22 acres. Many waterfront homes sit on engineered canals with private piers and boat lifts connecting to the Laguna Madre and Packery Channel.

Before you make an offer

On canal-front homes, have a marine contractor inspect the dock, boat lift, pilings, tie-backs and shoreline structures. Check the flood zone (AE or VE), ask for an existing elevation certificate, and confirm how ground-level enclosures are permitted. Ask for windstorm certificates on the roof, windows, garage doors and any exterior work. Because of the salt air, look closely at exterior HVAC condensers, electrical panels and metal fasteners during inspections.

Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.

A question Marci hears

Can you drive vehicles on the beach on North Padre Island?

Several Gulf beaches are open to vehicles with a county beach parking permit in designated driving lanes, while sections such as the Michael J. Ellis seawall are pedestrian-only. Check current Nueces County and city beach rules for specific access points.

Good to know

The island's canal network connects to both the Laguna Madre and Packery Channel, giving boaters a direct route out to the Gulf of Mexico as well as shallow-water bay flats.
