Before you make an offer

On canal-front homes, have a marine contractor inspect the dock, boat lift, pilings, tie-backs and shoreline structures. Check the flood zone (AE or VE), ask for an existing elevation certificate, and confirm how ground-level enclosures are permitted. Ask for windstorm certificates on the roof, windows, garage doors and any exterior work. Because of the salt air, look closely at exterior HVAC condensers, electrical panels and metal fasteners during inspections.

Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.

Good to know

The island's canal network connects to both the Laguna Madre and Packery Channel, giving boaters a direct route out to the Gulf of Mexico as well as shallow-water bay flats.
