Property Overview

About 204 Tailwind Dr

Airy, light-filled, and thoughtfully designed, "Beach Grace" is a three-story coastal retreat at Cinnamon Shore South blending classic beach architecture with modern comfort in one of Port Aransas’ most desirable communities. Framed by twin palms and layered porches, the home offers effortless indoor-outdoor living and a relaxed coastal aesthetic throughout. The second-floor main living space serves as the heart of the home, featuring a modern kitchen with stainless steel appliances, an expansive island, and seamless flow into the dining and living areas. A grilling balcony extends entertaining outdoors, while front porches capture breezes and neighborhood views. Sleeping quarters are privately positioned across levels: a first-floor king suite, a guest room with two queen beds, and a third-floor primary suite with a private balcony, sitting area, and spa-style bath with soaking tub, separate shower and plenty of closet space. Residents enjoy full access to resort-style amenities including multiple pools, lakeside boardwalks, parks, fishing piers, and playscapes, plus additional offerings at Cinnamon Shore North. Outdoor shower, laundry, storage, and pet-friendly design complete this elevated coastal retreat. Grossed just over $86K in 2025.

Before you make an offer

If you plan to use the property as a vacation rental, check City of Port Aransas short-term rental registration rules, occupancy limits and POA guidelines before making an offer. Check the FEMA flood zone (AE or VE), ask for an existing elevation certificate, and confirm how ground-level storage or parking enclosures are permitted. Ask for windstorm certificates (WPI-8) on the roof, windows and exterior work, and review HOA or condo association reserve funds and master insurance deductibles. On canal-front homes, have a marine contractor inspect the dock, boat lift, pilings and shoreline structures.

Windstorm insurance and flood zones vary by property; Marci can point you to the right specialist. This isn't insurance or legal advice.

Good to know

Port Aransas can be reached two ways: from the south by driving TX-361 up Mustang Island from North Padre Island, or from the west aboard the free 24-hour TxDOT vehicle ferry from Aransas Pass, where dolphins often swim alongside the boats in the ship channel.
